A ceiling stain almost never means what people assume it means. One call Joe took started as drywall falling out of an apartment ceiling, and the real cause was three separate mistakes stacked on top of each other.
What The Homeowner Saw
The people who previously remodeled the apartment had run the dryer vent and the bathroom exhaust fan straight into the ceiling cavity below the floor above, instead of outside the building. Several freshwater pipes ran through that same space. The hot, humid exhaust air hit those cold pipes, condensed, and dripped onto the drywall below until it finally gave out.
The Fix Had To Solve Two Problems At Once
Joe connected a flex hose from the dryer vent and the exhaust fan into a proper three-way T fitting, then ran the third leg up through the floor into the building's actual ventilation system upstairs. The tricky part: an inline one-way flap had to go on each line, so the upstairs dryer couldn't blow backward into the downstairs unit's line once they shared a vent path.
Then, And Only Then, The Drywall Went Back Up
Once the ventilation was actually correct, Joe hung new drywall and insulation and closed the ceiling back up. Patching the hole without fixing the airflow first would have meant doing this same job again in a year or two. This is the advantage of calling someone who thinks past the visible damage: the stain was never the actual problem.
